Property Management and 2020, The COVID Year!
Suffice to say, it has been a much different year for us all. This is also true for Trinity and for Property Management. Workdays… out, masks… in, money… tight, projects… cancelled, and jobs… delayed. Despite all that, we have made progress in many areas. Again, many thanks to you for all your help in addressing the problems which had to have some attention, either physically, financially, or spiritually. Your support is, and always has been, great!
As we celebrate the coming of our Lord and Savior, we at Property Management wish all of you a Merry Christmas and a blessed and Happy New Year in 2021!
Stucco Update
I have been working on some sketches, particularly on the Mercy Blvd. side. I would like to incorporate the Trinity name and some Christian symbology at the first level, and also, perhaps, on the area where the triangle window is. This is a prerequisite to putting together a bid for the project.
We also need to incorporate the iron cross into this design. If we do, we need to do some maintenance on the cross, mainly cleaning and repainting. I have always felt the dark perimeter and goldish center were a little drab. This provides an opportunity to change the color(s) on the cross if we wish to do so. The lighting needs to be replaced as a part of this effort also. Any ideas?
We have some additional funding that has been committed on this project and may be able to also incorporate the west façade into the project. What a blessing that would be!
Cost Control and Budget
The MSP recently passed for PM is tight for 2021. As mentioned last month, it is ‘bare bones’ and will be closely scrutinized. PM should approve or be notified of any significant spending against the budget. Keep in mind that PM includes janitorial, maintenance materials, and kitchen supplies as a part of PM’s responsibilities.
Energy usage, mostly HVAC and lights, is being reviewed. We have feathered several systems which are not being used. Other areas have had the T-stats shut down. Trinity needs your understanding and support in keeping these costs at or below budget.
Homeless Issues
We have had significant incidents related to the homeless population misusing our facilities without permission. This is not directly related to Trinity’s ministries for the homeless and other groups in need.
Bud called a couple of weeks ago because he discovered an electrical cord ‘hard wired’ into an outlet by the HVAC serving the Social Hall. This required that the receptacle be removed ‘live’ while the GFCI was tripped and the wires attached to the ‘dead’ side of the outlet! Extremely dangerous to say the least! Then the unit was reinstalled and activated, the cord was then buried between the building and the westerly line of shrubs. In the shrubs we discovered what appeared to be 3 sleeping pallets and other materials. We intend to remove these materials, and this may already be done.
We called the Savannah police and GSU security and filled out an incident report. There is, we were told, a homeless camp behind the nearby used car dealership. This may have contributed to this event.
In the same vein, we have had reports of these folks using our water for taking showers and using this area near the kitchen for toilet purposes. This cannot be tolerated as it puts Trinity at great risk if something serious should happen. Please report any new incidents to us as soon as possible.
